Hi, How much has the properties appreciated in the poznan area in the last 2 years ? How are the rental yields there? Are people still buying there or is the market inundated by foreign buyer/seller. Does the scene look good.
klofacz Can anyone advise me on selling a plot of land?
We have purchased a plot in a prestigious housing development just outside Warsaw, 800 square metres with permission to build a house of 114 square metres. We should have the MIA permit by September, having secured the land with a deposit in August 2006. We may well want to sell this soon as due to exchange rate changes and a rise in land prices we should do fairly well, despite having to pay tax. I would welcome any advice on where/how we can market the land and what kind of price it should be. I have noticed considerable variance in price of land in the Warsaw area - I guess this would be affected by transport links, popularity of area etc. I would welcome any advice!

poppy PRE WAR RESIDENTIAL/COMMERCIAL BUILDINGS
DOES ANYONE HAVE THE EXPERIENCE OF RECLAIMING A BUILDING ABONDONED DUE TO THE WAR AND PROCESS OF SELLING IT? HAS ANYONE HAD DEALINGS WITH A PROPERTY LAWYER OR REAL ESTATE AGENT THAT WAS MUTUALLY ACCEPTABLE? I READ IN ONE OF THE FORUM LETTERS THAT POLISH REAL ESTATE AGENTS CHARGE THE SELLER AND BUYER 1-3% FEES, THAT CREATS A CONFLICT OF INTERESTS, UNLESS POLISH AGENTS DO NOT WORK FOR EITHER BUT ONLY FOR THEMSLEVES!

olenkapl Fast Track Permit
My partner is from the UK and to buy a joint property we need to apply for a permit for the specific building. This could take 2 months. Firstly, is this absolutely necessary if we are married and secondly is there a fast track, by paying a fee or visiting an office and getting it done immediately. Any help would be greatly appreciated. Yhanks, Olenka

Bartek Real Estate Quandary
Hey, I just acquired a property in Poland but all isn't as perfect as it seems. It was bought right when I was born to be turned over to me when I turned 18 (it was some sort of tax break at the time) and recently, I am old enough to take control of it. The problem is that I do not have any papers of owning the property. The house is under my name but the only proof of that I have is my identification. There is no way of getting those papers either since I live in Canada. I asked someone that works for the government to make sure that the building is under my name and it is. I intend to sell the property but I'm not sure exactly how to do it. In addition to that, there are people living there too. I am the owner of the property but apperently there is some kind of law that if the people that live in the property over a few generations then you can't evict them. Raising the rent is an option but then improvements need to be made. I have no clue of how to deal with this problem and I was hoping someone here could help me out.
mattiebrownoz Polish citizen-Australian citizen (non EU) same joint morgage contract-Possible??
Hi all, I must admit, I haven't done an incredible amount of research on the topic, partly because there is loads of conflicting info, however this is my question. Im Australian, my fiancee is Polish and we are both not in Poland. We have joint bank accounts held for a few years and wish to both be on the contract when purchasing our first property in Krakow. Because oz is not EU am I going to really struggle to have my name on the contract as part investor? I hoped the joint bank accounts might help, but all I have found on the net is topics about UK investors, (for the obvious reasons of location and economy advantage). Thanks to who can shed some light. Matt
syzannah global property poland rental yield guide
Here's a table for poland's rental yields: http://www.globalpropertyguide.com/country.php?id=155&cid=eu&cat=3 Warsaw gross residential yields are the highest in Europe, at 12% to 14%, presumably reflecting Poland perceived risks (see below). “The most interesting locations for residental properties are the centre of Warsaw, Upper Mokotow, Ochota, Wilanow, Ursynow-Kabaty, Old Zoliborz, Saska Kepa,” says Warsaw Real Estate, adding that average rentals in central Warsaw are between US$10 and US$15 per sq. m.
syzannah global property guide investment research
i know a lot of folks here are concerned about finding apartments or flatmates in Poland but if you are interested in investing (just as well) for residential property, you might want to get details on rental yields, price history, and general buying guide. MY suggestion is to take a quick peek here: http://www.globalpropertyguide.com/country.php?id=155 and tell me how much it has helped you.
